For the week ending September 2, 2009

The average listing price of homes for sale in Verona increased once again by .4% from $421,386 last week to $423,190 this week.  The median sales price dropped from $264,000 last quarter to $256,300 this quarter.  There are currently 332 homes for sale in Verona compared to 326 last week.

Weekly Market Update – Verona, WI

For the week ending August 5, 2009

The average listing price of homes for sale in Verona increased by .9% from $407,464 last week to $410,991 this week.  The median sales price increased stayed consistent at $268,500 last quarter to $264,000 this quarter.  There are currently 327 homes for sale in Verona compared to 328 last week.

Dane County Market Conditions – 2008 In Review

January 8, 2009

Here’s a brief recap of 2008 for Dane County and Verona WI. 

With all of the recessionary news the media insists on reminding us about, solid “real” data is what tells the truth.  Overall 2008 was much better in Wisconsin than other parts of the nation.  Lucky for us! 

Statistically 2008 sales figures were close to 2007.

As the stats above show, sales and prices are down slightly from last year (with the exception of sales prices in Verona).  The market in Dane County and its communities is quite stable.  At this point it’s looking like the recession, as far as real estate is concerned, shouldn’t worry us. 

I hope home buyers and sellers make a move soon (no pun intended), and start listening to the experts rather than the negative press. Banks say they have money to lend, and the list price of homes keeps coming down, making them more affordable. Real Estate agents are ready and chomping at the bit to negotiate some great terms for their clients (today you can just about name your own terms and get a fantastic deal).  

The market will be rebounding soon and interest rates and home prices will no doubt creep up over the next year.  Now is the time to act whether buying a home or investing in property.  It is not the time to buy and flip a house though.  Quick profits are not going to happen soon.  If home buyers and investors can buy now and hold off selling, they’re bound to make a profit in a few years. 

So much for the “brief” recap – ha!
